Facts At A Glance

Learn about the importance of filling in all the blanks; the pending building boom in Northern New Jersey; and giving older properties a cost-effective facelift.

  • When filling out a tenants lease, make sure all the blanks are filled in. This may sound obvious, but a blank that is mistakenly left unfilled can cost you later on if a court's interpretation favors the tenant.
  • There may be an industrial building boom soon in Northern New Jersey since availability of top-flight commercial properties is starting to become scarce. "Folks have decided not to purchase less-than-class A industrial products, and we are running out of those large-block availabilities, so we may see more industrial development in the next few years," said Gary Gabriel, Executive Vice President of Cushman & Wakefield's capital markets group.
  • One option to giving older properties a facelift is to build out office space using entirely modular elements. This can create a customized, contemporary looking workplace while integrating the remodel into the building without an extensive build out. By saving construction time, another advantage is that tenants can move in faster.
